Property Near Jewar Airport: Prices, Plot Rates and Investment Guide 2026
The official YEIDA residential plot rate near Jewar Airport is ₹36,260 per sq m, which works out to about ₹30,300 per sq yd, for 90-year leasehold plots allotted by lottery. Apartments on the Yamuna Expressway belt are reported from roughly ₹6,500 to over ₹11,000 per sq ft. Resale and private-seller prices are often two times the official rate or more, and we could not find a verified rate for agricultural land. Legal category decides both value and safety here far more than distance from the runway.
Verification note: Data was compiled on 16 October 2026 from the sources listed at the end of this guide. Each figure carries its own source date, and seller-reported prices are labelled as claims. Confirm current numbers before you pay anything. This is not legal advice.
Jewar Airport Is Open, So Why Are Prices Still This Confusing?
The airport question is settled. Noida International Airport was inaugurated on 28 March 2026, and commercial flights began on 15 June 2026 with an IndiGo service from Lucknow. Phase 1 has one runway of 3,900 metres, one terminal and a capacity of 12 million passengers a year, with a stated ultimate capacity of 70 million.
The confusion comes from two places. First, sellers quote per sq metre and per sq yard as if they were the same unit. They are not: one sq metre is about 1.196 sq yards, and one sq yard is exactly 9 sq ft. Second, most “Jewar plot price” pages blend four legally different assets into a single number.
In our conversations with buyers asking about Jewar, the first question is almost always “what is the per yard rate?” The second question is rarely “is it approved?” That order should be reversed.
Four Ways To Buy Near Jewar, And How Different They Really Are
| YEIDA-allotted plot | RERA-registered project | Private plotted development | Agricultural land | |
|---|---|---|---|---|
| What you hold | 90-year leasehold plot (RPS-10 terms) | Apartment or unit in a registered project | Plot in a private layout, title varies | Farmland as per revenue records |
| Price basis | Scheme rate ₹36,260 per sq m plus charges; resale at market | Per sq ft base price plus charges | Developer’s per sq yd rate | No verified benchmark found |
| Legal protection | Authority allotment and lease deed | UP RERA registration and public filings | Only as strong as layout approval and RERA, where applicable | Revenue records; land-use change needed before building |
| Resale ease | Moderate; transfer rules apply | Moderate to good once delivered | Weakest if approvals are missing | Thin buyer pool |
| NRI or OCI can buy? | Non-agricultural plots are permitted; check scheme eligibility | Yes | Yes, if non-agricultural and approved | No, barred under FEMA |
| Main risk | Lottery odds, lease structure, payment deadlines | Delivery delay (at least one launch shows possession in 2031) | Illegal colonies and false approval claims | Legal bar for NRIs, ceiling limits, no price transparency |
Location-Wise Rates, Converted To One Unit
Every row below is converted so you can compare like with like. Treat anything not marked “official” as a seller claim or asking price.
| Location or category | Reported rate | Per sq yd | Per sq ft | Source and status |
|---|---|---|---|---|
| YEIDA RPS-10, Sectors 15C, 18, 24A | ₹36,260 per sq m | About ₹30,318 | About ₹3,369 | Outlook Money, April 2026. Official; scheme closed |
| Sector 22D resale YEIDA plots (listings) | From ₹1.08 crore for 120 sq m and ₹1.56 crore for 162 sq m, about ₹90,000 to ₹96,300 per sq m | About ₹75,300 to ₹80,500 | About ₹8,400 to ₹8,900 | Listing site, undated. Asking prices, not registered sales |
| Villages near the terminal (Jewar Bangar, Rohi, Dayanatpur) | ₹40,000 to ₹55,000 per sq m claimed | About ₹33,400 to ₹46,000 | About ₹3,700 to ₹5,100 | Broker page, June 2026. Seller claim |
| Approved private layouts, 0 to 10 km | ₹18,000 to ₹40,000 per sq yd | As quoted | About ₹2,000 to ₹4,400 | Broker page, early 2026. Seller range |
| Approved village layouts | ₹12,000 to ₹20,000 per sq yd | As quoted | About ₹1,300 to ₹2,200 | Same broker page. Seller range |

| Agricultural land | No verified rate found | Not available | Not available | Do not trust any unsourced per-acre figure |
What Can You Buy In Your Budget?
Start with what a government plot actually costs. These are RPS-10 base figures at ₹36,260 per sq m, with the reported 5% location charge shown separately.
| Plot size | Area in sq yd | Base cost | With 5% location charge | 10% booking amount |
|---|---|---|---|---|
| 162 sq m | About 194 | ₹58.74 lakh | ₹61.68 lakh | ₹5.87 lakh |
| 200 sq m | About 239 | ₹72.52 lakh | ₹76.15 lakh | ₹7.25 lakh |
| 290 sq m | About 347 | ₹1.05 crore | ₹1.10 crore | ₹10.52 lakh |
Registration needed 10% of plot cost plus a ₹600 form fee. A legal summary of the brochure also mentions a lump-sum lease rent of 10% of total cost before possession, so read the brochure yourself. Location charges are reported at 5% for premium positions and capped at 15% of the premium.
The catch is access. RPS-10 offered 973 plots and attracted anywhere from over 54,000 to over 1.1 lakh applications, depending on which outlet you trust. That is odds of roughly 1 in 55 to 1 in 100 or worse. Payment was also extended to 29 September 2026, with cancellation possible for non-payment.
Here are four realistic scenarios, built only from the published figures above:
- Under ₹30 lakh: Approved village-layout plots of about 100 sq yd fall in the ₹12 to ₹23 lakh range on seller prices. This is the highest legal-risk tier, so check approvals before anything else.
- ₹60 to ₹75 lakh: A ready mid-segment apartment of about 1,000 sq ft at ₹6,500 per sq ft is roughly ₹65 lakh. A 162 sq m RPS-10 plot costs the same, but only through the lottery.
- ₹1 to ₹1.5 crore: A 1,200 sq ft apartment at the Sector 22D launch price of ₹8,999 is about ₹1.08 crore, or about ₹1.32 crore at ₹11,000, before other charges. A 120 sq m resale plot is listed at ₹1.08 crore.
- ₹1.5 to ₹3 crore: Resale YEIDA plots are listed from ₹1.56 crore upward in Sector 22D. The largest RPS-10 plot cost about ₹1.05 to ₹1.10 crore at allotment, so ask what premium you are paying and why.
Price Claims vs Reality: Spotting An Inflated Airport Ad
| The claim | What to check | Reality check |
|---|---|---|
| “YEIDA approved plots” | Allotment letter, lease deed, layout approval | YEIDA identified 35 illegal colonies between Dankaur and Jewar, and filed an FIR against a developer falsely claiming its approval |
| “₹65,000 per sq yd, next to the airport” | Last registered sale in the same pocket | The official rate is about ₹30,318 per sq yd, so this claim is about 2.1 times higher |
| “Prices tripled, so they will double again” | The source and date of the claim | A Square Yards report, as quoted by brokers, said corridor values tripled from 2020 to 2025. That is backward-looking and is not a forecast |
| “Right at the runway” | The plot on a map and the airport zone rules | Construction within 10 km of the airport needs prior approval, per a July 2025 directive. Other reports mention a wider 20 km NOC rule |
| “Registry done, no approvals needed” | Layout approval, not just a sale deed | Registering a sale deed does not by itself make a layout legal |
| “Only three plots left” | Whether the seller will give a refundable, documented token | A real lottery had 973 plots. A private “last plots” line has no verifiable basis |
Roughly 155 acres of illegal colonies were also reported razed in Bulandshahr, around Jhajhar and Kakod, on broker-page reporting. We have not independently confirmed that figure, but the enforcement pattern is well documented elsewhere. In 2017, YEIDA had also cancelled the building plans of 17 group housing projects over approval objections, so even registered developers deserve a paper check.
Risk Versus Opportunity, Without Return Promises
Opportunity:
- The airport is operating, with IndiGo, Akasa Air and Air India Express on the schedule. IndiGo adds a daily Udaipur service from 25 October 2026.
- International services were expected around September to October 2026, so check the airport site for the current status.
- Phase 1 is planned to grow from 12 million toward 70 million passengers a year.
- Demand for government plots is visible in the oversubscription of RPS-10.
Risk:
- The airport slipped from a September 2024 target to a 2026 opening. Timelines in this region have moved before.
- Early flight volumes are modest, and the civil aviation minister has pointed to a strategic, cargo-focused role.
- Resale asking prices can sit above the official allotment rate by 2.5 times or more, with no registered sales to prove them.
- Some new launches declare possession as far out as 2031.
- Roads, schools and hospitals around the villages are still developing.
Neither list tells you what a specific plot will be worth. If you are weighing apartments in the wider Greater Noida region instead, our Hero Homes DMIC guide covers a pre-launch example in detail.
A Sample Buyer Scenario: A ₹75 Lakh Budget
This is a composite example for illustration, not a real client, and the numbers are indicative.
Rohit, 38, works in IT in Gurgaon and has ₹75 lakh set aside. He sees an ad for a 200 sq yd “YEIDA approved plot near the airport” at ₹65,000 per sq yd, which comes to ₹1.30 crore. That is well above his budget and about 2.1 times the official rate, so he asks for the allotment letter, the layout approval and the last registered sale nearby. The seller cannot produce them.
He then checks a ready-to-move RERA apartment of about 1,000 sq ft at ₹6,500 per sq ft, or roughly ₹65 lakh. He also sets aside about ₹6 to ₹7 lakh as the 10% booking amount for the next YEIDA scheme. He pays no token to anyone until his advocate has seen the papers. The point is not which route he picked. It is that he verified before he paid.

Legal Due-Diligence Checklist Before You Pay Any Token
- Name the category. Is it a YEIDA plot, a RERA project, a private layout or agricultural land? The checks differ.
- For YEIDA plots, ask for the allotment letter, the lease deed and payment receipts, and confirm there are no dues. Check the transfer rules and charges on the authority’s portal.
- For RERA projects, search the registration number on UP RERA and confirm the promoter, status and declared possession date.
- For private layouts, ask for the approved layout plan and, where applicable, RERA registration. RERA generally applies to plotted layouts above 500 sq m of land.
- Check land records. View the khatauni and khasra on UP Bhulekh and the village map on UP Bhu Naksha. Use a certified copy for legal purposes.
- Confirm land use. Agricultural land needs a conversion order before building, and UP caps total holdings at about 12.5 acres per buyer under one source’s reading of the Revenue Code.
- NRIs and OCIs: Do not buy agricultural land, a plantation or a farmhouse. Buying through a relative or a controlled company does not fix this and can be a benami and FEMA violation.
- Ask about airport rules. Get written confirmation on whether the plot falls inside a restricted or NOC zone.
- Get a title search. An advocate should trace the full chain of ownership.
- Pay safely. Use banking channels only, make the token refundable and documented, and check whether your bank will lend on that layout.

Quick Decision Guide
- Want to live there in two to three years? A ready or near-ready RERA apartment is usually simpler than a plot.
- Holding for seven to ten years with patience? A YEIDA scheme plot is the cleanest route. Keep the 10% booking amount ready and watch the portal. Two new residential schemes were reported as planned for October 2026, so check the portal for their status.
- Buying a resale YEIDA plot? Ask for the original allotment rate and the transfer permission so you can see the premium you are paying.
- NRI or OCI? Choose RERA apartments or approved, non-agricultural plots, and route funds through NRE or NRO accounts.
- Budget under ₹30 lakh? Proceed only with documents in hand, because this tier carries the highest legal risk.
- Pressure to pay today? Walk away. A legitimate seller will accept a refundable, documented token.
