Noida International Airport Impact on Property Prices: Where Should You Invest in 2026?
Noida airport property investment can still work in 2026 if you buy selectively, hold for 5 years or more and verify every document. The airport started commercial flights on 15 June 2026, and the easy gains along the Yamuna Expressway are largely in today’s rates. YEIDA’s 2026 plot scheme was priced at Rs 36,260 per sq m, resale in Sector 18 is quoted near Rs 75,000 per sq m, and flats in Sector 22D are quoted near Rs 10,050 per sq ft. It is a weaker fit for anyone chasing quick flips or guaranteed returns.
In our experience, the buyers who stay comfortable with Jewar are the ones who ask “which rate is this?” before they ask “how much will it rise?” This guide follows that order.
Noida Airport and the Property Market at a Glance
| Detail | Information |
|---|---|
| Airport | Noida International Airport (Jewar), developed by Yamuna International Airport Pvt Ltd, a Zurich Airport International subsidiary |
| Inauguration | 28 March 2026 |
| Commercial flights | From 15 June 2026, IndiGo first, then Akasa Air and Air India Express |
| Phase 1 capacity | Up to 12 million passengers a year, cargo from 200,000 tonnes a year |
| Full build-out | Planned 70 million passengers a year |
| YEIDA plot scheme 2026 (RPS-10) | 973 plots, 162 to 290 sq m, Sectors 15C, 18 and 24A, Rs 36,260 per sq m, draw on 18 June 2026 |
| Sector 18 resale (one portal, Sept 2026) | About Rs 75,000 per sq m |

Rates come from single portals, so treat them as indicative and check recent registered transactions.
What Is Out of Date on Other Pages
If you read about the airport earlier this year, some of it is stale. Older pages said the airport would open on 30 October 2025, or in February 2026, and that international flights would begin in November 2025. None of that happened on schedule.
- The airport was first slated for September 2024, then 2025, and opened in 2026
- The 2026 YEIDA scheme was first reported at an indicative Rs 35,000 per sq m, then fixed at Rs 36,260
- Pages quoting YEIDA rates of Rs 10,000 per sq m are from an earlier cycle
The practical lesson: hold any seller to documents and registered dates, not to launch-day announcements. We tell buyers that a delayed airport is a reason to ask harder questions about every other timeline.
How Much Have Prices Really Moved?
The honest answer is “a lot, but it depends on who is counting.”
| Claim | Source type | How to read it |
|---|---|---|
| Plots up about 536% and apartments up about 158% in 5 years | Trade media citing a proptech report | Likely measures the best pockets from a very low base |
| Strong micro-markets from about Rs 1,650 per sq ft (2020) to about Rs 10,500 (2026), up to 5x near the airport | Square Yards data via a portal | Describes the strongest pockets, not the corridor |
| Land up about 1.4x between 2020 and 2024, and nearly 50% more by 2030 | Colliers | More conservative, and a forecast |
| Yamuna Expressway apartments up about 90% since FY 2021 to Rs 7,000 to 9,000 per sq ft in FY 2025, against 79% for rest of Noida | Trade media | Useful for apartments, dated to FY 2025 |
| A further 20 to 30% through 2026 and 27 | Analyst projections | Forecasts, not promises |
One more data point worth knowing: YEIDA’s 2024 scheme was priced at Rs 25,900 per sq m, and the 2026 scheme at Rs 36,260, about 40% higher. The schemes covered different sector mixes, so it is not like for like, but it shows how fast the authority’s own benchmark has moved.
Authority and market rates also get mixed up online. One page quotes Rs 13,500 per sq m and another Rs 13,350 per sq ft, roughly 10 times apart. Always price per sq m, note the sector, and ask whether the quote is authority or resale.
Which Location Suits You Best?
There is no single best sector. The right one depends on how soon you need the property to be useful.
| Location | What the market shows (mid-2026) | Best suited for | Main risk |
|---|---|---|---|
| YEIDA Sector 18 | Authority Rs 36,260 per sq m (2026 scheme), resale near Rs 75,000 per sq m | Plot buyers with a 5 to 10 year horizon | Wide gap between allotment and resale |
| YEIDA Sector 20 | Planned residential sector with earlier authority schemes, check the latest scheme on the YEIDA portal | End users planning to build | Construction cost, slow neighbourhood build-out |
| Yamuna Expressway, Sector 22D | Flats about Rs 8,600 to 11,000 per sq ft, quoted about 10 minutes from the terminal | Buyers wanting a usable asset | Thin rental market at the start |
| Jewar and nearby land | Land quotes from Rs 13,500 to Rs 55,000 per sq m depending on location | Patient, well-funded investors | Title disputes, unapproved layouts |
| Greater Noida West | Mid-segment apartments, large existing supply, check live project rates | End users and rental-focused buyers | Delivery delays by individual developers |
| Noida Expressway | Established belt, Noida-wide 2026 rates roughly Rs 7,950 to 14,500 per sq ft | Buyers wanting stability and rental demand | Higher entry price, lower upside |
Greater Noida West and Noida Expressway are not pure airport plays. Their prices rest on wider NCR demand and local supply as well.
Plot, Flat, Commercial or Industrial?
| Property type | Entry signal | Horizon | Risk | Suits |
|---|---|---|---|---|
| Residential flat | Rs 8,600 to 11,000 per sq ft, so about Rs 86 lakh to 1.1 crore for 1,000 sq ft | 3 to 7 years | Moderate | End users, rental-minded investors |
| Authority plot | Rs 58.7 lakh (162 sq m) to Rs 1.05 crore (290 sq m) at the 2026 rate | 5 to 10 years | Moderate to high | Patient buyers who can fund construction |
| Private or resale plot | Often well above allotment | 5 to 10+ years | High | Experienced buyers with legal support |
| Commercial | Varies by sector and frontage | 5+ years | High until footfall builds | Investors with a strong cash cushion |
| Industrial or warehousing | Depends on YEIDA terms and business case | 5+ years | High, specialised | Business owners with a real operating need |
For a first-time investor, a ready or near-ready flat is usually the safer entry. A plot needs extra capital, with construction at roughly Rs 1,700 to 2,200 per sq ft before finishes.
What a YEIDA Plot Really Costs
Take a 162 sq m plot at Rs 36,260 per sq m.
- Base price: about Rs 58.7 lakh
- Preferential location charge: 5% where applicable, about Rs 2.9 lakh
- Booking amount: 10% of plot value, about Rs 5.9 lakh at application
- Build cost: a 2,000 sq ft house at Rs 1,700 to 2,200 per sq ft adds about Rs 34 to 44 lakh before finishes
So “a plot and a house” can pass Rs 1 crore quickly. Ask for a written all-in cost sheet before you commit.
Confirmed Facts vs Claims to Verify
| Confirmed | Claimed or still open, verify |
|---|---|
| Inaugurated 28 March 2026 | International flights timeline |
| Commercial flights from 15 June 2026 | A proposed metro link from Noida to Jewar |
| Phase 1 capacity of 12 million passengers a year | 70 million passengers a year, a long-term plan |
| YEIDA 2026 scheme rate of Rs 36,260 per sq m | HCL-Foxconn facility (Rs 3,706 crore) and a 1,000 acre film city, as reported |
| 973 plots in Sectors 15C, 18 and 24A | Percentage gains of 536% and 5x |
None of the right-hand items is necessarily wrong. They are claims, and your decision should not depend on them.
Hype or Real End-User Demand?
Real demand comes from jobs, businesses and daily-use infrastructure. Hype comes from “limited plots” messaging and past percentage gains.
Reported plans include industrial and corporate projects, cargo and logistics around the airport, and zones for medical devices, toys and apparel. Until those jobs arrive, a good share of buying is investor-led, and that is where speculative pricing builds. A simple test: would this property still make sense if you lived there for 5 years with no price rise?
Is Noida Airport Property a Good Investment?
Nobody can promise returns, and we would be wary of anyone who does.
In its favour:
- A working airport with scheduled flights since June 2026
- Official authority schemes with defined rates and sizes
- Industrial and logistics plans that could create real jobs
- A wider choice of budgets, from flats to plots
Against it:
- Much of the early gain is already priced in
- Resale plots can sit near double the authority rate
- Rental demand is still building
- The airport itself slipped several times, so other timelines can too
- Plots are harder to sell quickly than ready flats
- Title and approval problems are more common on private land
Who Should Buy and Who Should Wait
Noida airport property may suit:
- Buyers with a 5 to 10 year horizon and no urgency
- End users who want a flat near employment hubs and can wait for the area to mature
- Patient investors who can fund both the plot and its construction
- Business owners with a real warehousing or industrial need
You may want to wait or look elsewhere if:
- You want quick resale profits
- You expect strong rent from day one
- You would stretch your budget to meet payments
- The seller cannot show clear title or approvals
Where Noida Sits Against Gurugram
Gurugram has long benefited from its closeness to Delhi’s airport, and Noida now has one of its own. Airport corridors usually mature in phases over years, not months. Gurugram’s established micro-markets already have offices, social infrastructure and dense rental demand, while the Jewar belt is earlier on that curve, which means more potential and more uncertainty.

What to Check Before You Pay a Booking Amount
- Confirm the seller. For authority plots, verify the allotment letter, payment receipts and lease deed directly with YEIDA
- For private projects and layouts, confirm registration on the UP RERA portal and read the declared delivery date
- Ask for the sanctioned layout plan and land use details
- Run an encumbrance search for loans, litigation and pending dues
- Ask whether the quote is an authority rate or a resale rate, and in sq m or sq ft
- Get an all-in price sheet covering charges, registration and transfer costs
- Visit the site on a weekday and look at roads, water, power and occupancy
- Do not price in infrastructure that is still only proposed
