Now it regularly includes senior corporate executives, NRIs relocating capital back to India, and second-generation family wealth looking for an address that signals arrival rather than just square footage.

Gurgaon remains the more mature and expensive market for this category. Do Branded Residences Actually Appreciate Faster, Or Is That Just A Sales Line?
There is real data behind this claim, though it deserves more nuance than most listings give it. Branded residences in India have reportedly delivered 20 to 30 percent higher appreciation than comparable non-branded properties in the same micro-market, and the broader NCR luxury segment has seen price spikes as high as 72 percent in recent quarters across various reports.
That said, appreciation is not automatic simply because a brand’s name is attached. It depends on three things we always walk clients through before they treat a branded premium as a guaranteed return:

- Ask for the brand licensing agreement’s actual term and scope in writing, including whether the brand has ongoing operational involvement or if its role ended at the design stage.
- Request a fully loaded cost sheet, since PLC, club membership, and brand licensing fees routinely shift the final number well beyond the quoted base rate on branded projects specifically.
- Visit the site in person, ideally on a weekday evening, to judge real commute times and construction progress against what the sales deck presents, rather than relying on renderings alone.
Who Should Actually Be Buying A Branded Residence Right Now?
Not every luxury buyer needs this category, and we say that plainly to clients even when a branded project would earn us a larger commission. This makes sense for HNIs, NRIs, and family offices who value a globally recognisable address, are comfortable holding through a multi-year construction cycle, and see the brand premium as part of a long-term identity decision rather than a short-term flip.
