Godrej Verano can be a good choice for luxury living in Gurgaon if you are comfortable waiting until the registered completion date of 2 June 2033 and paying around ₹27,500 per sq ft, which is about 1.7 times the average asking rate in Sector 63A. It is a four-tower, 624-home project by Godrej Properties on Golf Course Extension Road, registered with Haryana RERA on 11 August 2026 under GGM/1081/813/2026/53. Homes are 3, 4 and 5 BHK of about 2,150 to 3,900 sq ft, with indicative prices from about ₹5.91 crore. It is a weaker fit for anyone who needs possession soon or expects guaranteed returns.

In our experience, the buyers who are happiest with a new launch are the ones who check the registration first and the brochure second. This guide follows that order.

That last row deserves a question to the sales team. The gap may reflect the registered phase versus the whole parcel, so ask which area applies and whether more phases are planned.

RERA Status and Possession Date

If you read about this project before August 2026, some of it is out of date. Earlier pages called it pre-launch, said registration was still awaited, quoted possession as 2030 to 2031 and listed prices from ₹4.35 crore. Registration has since been issued, and the date that matters is the registered completion date of 2 June 2033.

  • Other dates you may see, such as December 2032 or January 2033, are marketing targets, not the registered date
  • You may also see the reference RERA-GRG-2274-2026, which appears to point to the same filing, so confirm both on haryanarera.gov.in

From today, June 2033 is about six years and eight months away. That is the number to weigh, more than any line in a brochure. We tell clients to hold a developer to the registered date, not the date announced at a launch event.

Current indicative prices work out as follows.

Divide any of these by its size and you land near ₹27,500 per sq ft. For example, ₹5.91 crore for 2,150 sq ft is about ₹27,490 per sq ft. Listing data puts the average asking rate for apartments in Sector 63A at about ₹15,850 per sq ft, so Godrej Verano is priced at roughly 1.7 times that.

The average includes older projects, so it is not a like-for-like benchmark. What it does show is that you are paying for a new, branded, large-format launch, not a typical Sector 63A home.

These are indicative prices. Ask for a written all-in sheet that covers preferred location charges, parking, club membership, GST and maintenance deposits, since those can move the final figure.

Godrej Verano Apartments and Floor Plans

Godrej Verano apartments are being sold in three formats.

  • 3 BHK: about 2,150 to 2,750 sq ft
  • 4 BHK: about 2,950 to 3,000 sq ft
  • 5 BHK and penthouses: larger homes up to about 3,900 sq ft, with prices on request

Some older pages list only 3 and 4 BHK, so treat those as outdated. Marketing describes east-west facing homes with Aravalli and skyline views and large balconies, but views depend on the tower and floor, so ask which orientation your unit has.

Always request the RERA-approved floor plan and the carpet area for your exact unit. Saleable area is not the same as the space you can actually use.

Payment Plan

A “20 x 5” payment plan has been reported, along with an expression of interest amount of ₹10 lakh during pre-launch. We could not confirm the current terms after registration, so treat both as indicative.

Ask three things before you commit:

  • Is the schedule time-linked or construction-linked?
  • What happens if a construction milestone slips?
  • Is the expression of interest still open, and what does it adjust against?

Location and Connectivity

Godrej Verano sits in Sector 63A on Golf Course Extension Road, in the stretch that runs from the Golf Course Road junction toward Sohna Road. The times below come from the project’s marketing side, not from independent testing.

Test these at 9 am and 6 pm before you rely on them.

Metro and roads, stated plainly:

  • The nearest operating metro station is Sector 55-56. A proposed line through the corridor remains a proposal that still needs approvals, so do not price it in
  • GMDA’s plan to widen Golf Course Extension Road to eight lanes was reported in May 2026, with the tender said to be complete. Check progress on the ground yourself

Schools, Hospitals and Shopping

Daily needs on this corridor are served by a few clusters rather than one walkable centre.

  • Schools: Heritage Xperiential Learning School is quoted at 7 to 10 minutes, and DPS International is also nearby
  • Hospitals: Artemis Hospital is quoted at 10 to 12 minutes, with more hospitals along the Golf Course Road belt
  • Shopping and dining: malls and retail in Sectors 65 and 66, plus the Golf Course Road retail spine
  • Business hubs: Cyber City, Golf Course Road and the Southern Peripheral Road offices

None of the right-hand items is necessarily wrong. They are claims, and the approved layout decides what you actually get. Ask to see the sanctioned plan for open area and clubhouse space.

The homes-per-acre figures are our own approximations from published unit counts and land areas, and the Verano range reflects the two land figures above. The Arbour and M3M Golf Estate rates are indicative resale and listing levels, so check recent transactions.

  • Against DLF The Arbour: similar rate band, but the Arbour is lower in density and is one configuration only
  • Against M3M Golf Estate: Golf Estate is ready, far cheaper per sq ft and much lower in density, but it is an older project
  • Against Max Estate 59: larger homes at lower density, but it is earlier in its approvals and its pricing was not official at last check

This does not rank them. It shows what the extra premium at Godrej Verano is buying: a new, branded launch with a long runway, not lower density or faster possession.

Is Godrej Verano a Good Investment?

Nobody can promise returns on a project that completes in 2033, and we would be wary of anyone who does. Appreciation will depend on delivery, the corridor and the wider market.

In its favour:

  • An established developer on a corridor with schools and hospitals already operating
  • A registered project with a defined completion date
  • A reported road-widening plan for the corridor

Against it:

  • About six years and eight months until completion
  • A price near 1.7 times the sector’s average asking rate
  • No rental income until possession
  • Higher density than several comparable luxury projects
  • A metro line that is still only proposed

Is Godrej Verano Good for End-Users?

For an end-user who wants a large home in an established corridor and can fund the wait, it fits. The homes are sizeable, the location has working infrastructure, and the developer has a delivery record you can check.

The catch is the timeline. If you finance the purchase, you may pay rent and interest for years before you move in. How much you pay in that period depends on whether the payment plan is time-linked or construction-linked, so get that in writing.

Who Should Buy and Who Should Wait

Godrej Verano may suit:

  • Buyers with a seven-year horizon and no urgency to move
  • Families who want a large home on Golf Course Extension Road and can fund the wait
  • Investors who accept a long holding period with no rent
  • Buyers who value a large developer with a checkable delivery history

You may want to wait or look elsewhere if:

  • You need possession within five years
  • You want a ready home, in which case look at completed projects
  • You expect rental income soon
  • You would have to stretch your budget to meet the payment schedule

What to Check Before You Book

  • Confirm GGM/1081/813/2026/53 on haryanarera.gov.in and read the registered completion date, area and unit details
  • Ask why the marketed land area differs from the registered area
  • Get the payment schedule in writing and confirm whether it is time-linked or construction-linked
  • Get an all-in price sheet covering preferred location charges, parking, club membership, GST and deposits
  • Ask for the RERA-approved floor plan and carpet area of your unit
  • Drive the commute at peak hours
  • Review the developer’s delivery record on its recent projects
  • Do not rely on a metro extension that is still proposed
