The Real Gurgaon Sector Map: What Each Number Actually Means
Gurgaon is divided into more than 115 numbered sectors, planned under the Haryana Urban Development Authority framework, and they are not laid out in a simple sequential order across the map. They fall into six broad functional zones, Old Gurgaon, the DLF and corporate corridor, Golf Course Road and its Extension, the Sohna Road belt, Southern Peripheral Road and New Gurgaon, and the Dwarka Expressway stretch running toward Sector 115. Each zone has its own character, price band, and ideal resident profile, and understanding which zone a sector belongs to tells you far more than the number itself ever will.
Why Isn’t Gurgaon’s Sector Numbering In Order?
This is the question we get asked more often than almost any other, usually from someone who has just driven past Sector 57 expecting it to sit near Sector 56, only to find it is a completely different drive away. The confusion is fair, and the answer is genuinely interesting rather than just bureaucratic noise.
Gurgaon’s sectors were carved out in phases over several decades, as HUDA acquired and released land parcels for development wherever farmland became available and infrastructure could reach it, not in one continuous sweep from north to south. Later, as the city expanded toward Sohna Road, the Dwarka Expressway, and Manesar, entirely new blocks of sectors were added on the outer edges, further breaking any illusion of a clean numerical sequence. Some numbers were also split later into variants, such as Sector 23 and Sector 23A, or Sector 15 Part I and Part II, as land got subdivided for different uses.
In practice, this means the sector number alone tells you almost nothing useful. What actually matters is the zone, and that is the lens this guide uses instead of a flat, uninterpretable list from 1 to 115.
The Six Zones Of Gurgaon, And Which Sectors Fall Where
Rather than repeating a directory-style list you can find on any map website, here is how these sectors actually group together in real life, based on how residents, commuters, and investors experience the city day to day.
Old Gurgaon: Sectors 1 To Roughly 31
This is the original, oldest part of the city, dense, established, and generally the most affordable relative to the newer corridors, though certain pockets have appreciated sharply as metro connectivity matured.
- Sector 22 is a well-established residential pocket close to Old Delhi Road and Basai, currently trading around ₹20,000 to 21,000 per sq ft in parts, reflecting how much this once-modest sector has matured. It suits buyers who want an established, well-connected address without paying Golf Course Road pricing.
- Sector 23 and 23A sit right next to Udyog Vihar and Palam Vihar, and carry a genuine industrial-residential mix. This is a practical, workforce-driven pocket, useful if your priority is proximity to manufacturing and light industrial employment rather than a quiet residential setting.
- Sector 25 and 27 are older HUDA residential sectors on the Old Gurgaon side, generally quieter and more settled, appealing to long-term residents who value an established community over new amenities.
- Sector 28 sits close to South City and the Ansal Plaza commercial belt, giving it a reasonable mix of residential calm with retail convenience nearby, without the density of sectors right in the city core.
- Sector 29 is the one Old Gurgaon sector everyone already half-knows, even if they have never lived there. It is Gurgaon’s genuine nightlife and food hub, home to Leisure Valley Park, Kingdom of Dreams, and a dense cluster of restaurants and bars, and it draws a young, professional, cosmopolitan resident base. Rental demand here stays consistently strong precisely because of this energy, though it is a poor fit for a family specifically seeking a quiet, low-footfall address.
In our experience helping clients relocate into this part of the city, Old Gurgaon gets unfairly dismissed as “outdated” by buyers chasing newer corridors. What it actually offers, mature trees, settled markets, and short commutes to established schools and hospitals, is exactly what a certain kind of buyer, particularly long-time Delhi NCR residents, actively wants and struggles to find in the newer sectors further out.
The Corporate And DLF Corridor
This is where Gurgaon’s corporate identity was built, and it remains defined more by office towers than residential towers.
- Sector 44 is essentially a commercial address, home to major office developments including Global Business Park and a dense cluster of corporate towers along the Golf Course Road stretch, close to Sushant Lok and the Galleria Market. If you are house-hunting rather than office-hunting, Sector 44 is worth knowing primarily as a commute reference point, since living immediately adjacent to it means being minutes from work but inside a fairly commercial, less residential-feeling pocket.
Golf Course Road And Golf Course Extension Road
This is Gurgaon’s most recognised luxury corridor, and two of your target sectors sit directly inside it.
- Sector 57 has moved from a quietly residential address into one of the corridor’s fastest-emerging real estate hubs, benefitting from proximity to established business districts, strong school access, and upcoming metro connectivity that is expected to reshape pricing here further by 2026 and beyond.
- Sector 59 sits on Golf Course Extension Road itself, currently priced close to the ₹20,000 per sq ft mark in several projects, putting it firmly in the luxury high-rise category alongside its immediate neighbours. This is a strong fit for buyers who want the Golf Course Extension address without necessarily paying the absolute top-tier rates found closer to the original Golf Course Road.
The Sohna Road Belt
Sohna Road has grown into one of Gurgaon’s most consistently active mid-to-premium residential corridors, and several of your target sectors sit inside it.
- Sector 46 currently trades around ₹13,000 to 14,000 per sq ft, sitting close to Sushant Lok’s later phases, and works well for buyers wanting a settled residential feel with reasonable proximity to both Sohna Road and Golf Course Road amenities.
- Sector 48 and 49 form a well-established stretch of the Sohna Road corridor with a strong base of malls, schools, and healthcare facilities already in place, making them practical, livability-first choices rather than purely speculative ones.
- Sector 70 and 75 sit further along this belt, generally offering a slightly more affordable entry point than the sectors closer to the Golf Course Road junction, while still benefiting from the same Sohna Road connectivity backbone.
Southern Peripheral Road And New Gurgaon
This zone represents Gurgaon’s more recently developed frontier, where infrastructure is newer and still catching up to the pace of residential launches.
- Sector 76 falls within this developing belt, and like much of the Southern Peripheral Road stretch, it currently offers comparatively lower entry pricing in exchange for a longer runway before social infrastructure, markets, schools, and everyday conveniences, fully matures around it.
Dwarka Expressway And Beyond, Sectors 76 To 115 Plus
This final zone is where Gurgaon’s newest growth is concentrated, running from the mid-70s numbering through to Sector 113, 115, and beyond, encompassing corridors we have covered in dedicated detail elsewhere, including the branded residence cluster at Sector 111 and the luxury launches around Sector 113. If you are specifically evaluating this stretch, it deserves its own deeper comparison rather than a brief mention here, since pricing and project quality vary enormously sector to sector even within this single zone.
Which Gurgaon Sector Actually Suits You?
Zone knowledge only helps if you can map it to your own life, so here is the practical matching exercise we walk every client through before a single site visit.
- Families prioritising schools and settled community life tend to do best in Sector 46, 48, 49, or the more established pockets of Old Gurgaon like Sector 25 and 27, where social infrastructure is already proven rather than promised.
- Young professionals wanting energy and short commutes gravitate naturally toward Sector 29 and the immediate Golf Course Road belt, accepting higher density and footfall in exchange for lifestyle access.
- Corporate commuters working along the Golf Course Road office belt benefit from living near, but not directly inside, Sector 44, since adjacent residential sectors offer the commute advantage without the fully commercial character of the office zone itself.
- Investors seeking a longer growth runway at a lower entry price are better served by Sector 70, 75, or 76, provided they are comfortable holding through several more years of infrastructure maturation.
- Buyers seeking the peak of established luxury today, not five years from now, should look toward Sector 57 and 59 on the Golf Course Extension corridor, where infrastructure has already caught up with the pricing.
HUDA Sector vs Builder Township, What’s Actually The Difference?
This trips up more newcomers to Gurgaon than almost anything else on this list. A HUDA sector, like most of the numbered sectors covered above, is a government-planned land parcel with its own roads, plots, and often a genuine mix of independent floors, plots, and smaller developer projects within it. A builder township, by contrast, is a large, privately developed, gated masterplan, DLF Phase 5 or M3M’s Smart City being examples, that may itself span across, or sit adjacent to, one or more official HUDA sector numbers.
In practice, this means two addresses that both mention “Sector 65” might refer to a completely independent HUDA plot on one hand, and a fully private, developer-managed township on the other, with very different maintenance standards, security arrangements, and resale dynamics. Always clarify which one you are actually looking at before comparing prices across listings, since comparing a HUDA sector plot rate against a private township’s per sq ft apartment rate is not a fair or useful comparison.
